Title: Project Manager

Job Duties:
- Manage accounting and cost management for construction projects, including projections, change orders, pay applications, and commitments.
- Manages Project Engineers and Project Coordinators.
- Prepare estimates and assist with bidding.
- Develop scopes of work by trade for estimate comparisons and verification.
- Observe and comply with all company safety practices including site specific documentation, job walks, and planning for major risk activities.
- Direct and assist PE/APM with RFIs, submittals, procurement, and other project documentation.
- Prepare and review subcontracts and oversee the buyout process.
- Partner with the Senior Project Manager and Superintendent to develop and monitor project schedules.
- Stay informed of BIM process and assist as the need arises.
- Support the Superintendent to ensure permitting is in place for projects.
- Develop and maintain relationships with Owners, Architects, Engineers, Subcontractors, Inspectors and other project team members.
- Manage disputes that arise.
- Meet and interface with Clients, Architects and Consultants onsite and remotely i.e. Cahill’s point of contact onsite.
- Maintain and organize knowledge of the overall project deliverables and schedule to meet all deadlines for the completion of the project.
- Review and clarify plans/specifications with subcontractors and propose value engineered solutions to constructability issues and inefficient designs with the Architects/Consultants ahead of scheduled construction.
- Manage and schedule the install and procurement of critical building infrastructure in order to facilitate timely completion of the project.
- Meet with subcontractors to ensure compliance with their contractual scopes of work for all construction trades ahead of their scheduled mobilization onsite.
- Perform quantity take-offs with accuracy and completeness for self-performed work and any unforeseen contractual scope gaps.
- Analyze quotations from subcontractors and suppliers for completeness and accuracy (with the ability to negotiate costs to maintain the project budget as needed).
- Review as-built conditions and new construction against design and specifications on an ongoing basis to ensure high-quality compliance with contractual documents and municipal codes.
- Communicate with architects and consultants to clarify designed gaps in scopes of work, material incompatibilities, and propose timely resolutions to these constructability conflicts ahead of construction.
Job Requirements:
Bachelor’s degree, or equivalent, in Civil Engineering or Construction Management or related field.
5 years of relevant experience.
Must have experience with the following:

- Leading MEPS coordination.
- Modern Industry programs (i.e. Procore).
- Managing owner and architect relations.
Up to 100% travel required within the Bay Area to various jobsites.
Salary range for this position is $150,384-$160,000.
